Trying to set up static IP for accessing Channels outside home

For some reason, the automatic port forwarding on the Channels server doesn't work for me well so I am trying to set up a Static internal IP on my home network. I have Verizon Fios.

Something is just not working. Here is what I have done so far.

1. I set up a static IP address on my iMac:
   

2. I set up the static IP on my Verizon Router:
   

   

3. I set up Port Forwarding on Verizon Router:
   

   

I then get this error when I try to connect to Channels remotely:

Anyone have any ideas on how to fix this? Thanks.

I think I just found out the reason....I need to have "Using DCHP" selected on my Mac and not "Manually" for the IP. I guess since the router is assigning the IP, I shouldn't have to then manually set the IP on my Mac.
